10 Cheapest Cities to Live in the US (2024 Data)

Not every American city costs a fortune. These 10 metros offer the lowest cost of living in the country — with real rent, grocery, and utility numbers to back it up.

Why Some Cities Are Dramatically Cheaper

The cost of living gap between the cheapest and most expensive US metros is staggering. A family spending $5,000/month in Manhattan could live identically in Memphis for under $2,800/month — a difference of $26,000 per year. Understanding where that gap comes from (mostly housing) helps you make smarter relocation decisions.

What You Gain (and What You Give Up)

The cities above offer genuine affordability, but they don't all offer the same trade-offs:

Memphis

The cheapest large metro in America. Strong logistics and healthcare job market, but violent crime rates significantly higher than national average. Neighborhoods vary enormously — research before committing.

El Paso

Low housing costs, military presence (Fort Bliss), and proximity to the border region. Job market is smaller and mostly services/military. Limited tech sector.

Tulsa and Wichita

Both are genuinely livable mid-sized cities with strong community character. Tulsa has invested heavily in downtown revitalization. Job markets are diversified across energy, aviation, and manufacturing.

Columbus, OH

The standout on this list. Columbus has a major university (Ohio State), a growing tech scene, and consistently ranks as one of the best cities for young professionals — all while maintaining a cost of living 10% below the national average. The best overall value on this list.

Housing Is 90% of the Story

In every cheap city, the primary driver of low cost is housing. Groceries in Memphis are about 8% below the national average. But rent is 40% below. When you see dramatic cost of living differences between cities, you're almost always looking at housing differences.

Job Market Reality Check

Before moving to a cheap city, verify that your industry has sufficient job density. If you're a software engineer in Memphis, you'll have fewer local options than in Austin — even though Austin costs significantly more. Always research local job postings before choosing a city based purely on cost.
